The new office building is
located on the corner of
The building comprises of a
six story office block elevated off the ground and sitting above a three level
car parking base. A service tower containing lifts, stairs and utilities marks
the front of the building towards the street and links the suspended office
levels to the ground.
Landscaping continues
around the entire building, emphasising the open space setting of the site and the
building's position immediately next to the Reserve.
The office levels are fully
glazed on all sides and open up to generous decks along the north side of the
building. The decks provide an outdoor space
for each level and link the office interiors with the adjoining Ridge Line
Reserve. Placing the service core on the
periphery of a typical office floor creates large open floor plates and great
flexibility for an internal layout. The structural columns are set on the
inside of the curtain wall glazing, allowing the continuity of the exterior
envelope to run around the entire building.
The exterior envelope of
the building is constructed as a curtain wall system, using low reflective and
low-E coated clear glazing, thus reducing the required air-conditioning of the
office floors. Back painted glass is used in the area of the spandrels to
conceal the concrete floor structure, while emphasising the horizontal floor
plates continuing out onto the decks.
The car parking decks are
partly enclosed with panels of stretched metal to provide secure parking, while
still allowing for natural ventilation.
Rain water from the roof is collected and used for toilets, sprinklers
and irrigation.
